Whenever you’re uploading a new Floor or creating a new Independent Project, you’ll be asked this question.
The area of a given Space is one of the most important pieces of information to design a layout. Traditionally there are two methods to calculate the area:
The floor’s total area, including the shared spaces and common areas.
Only the floor's available spaces for the tenant's use and do not include any common areas.
If you are using the Imperial system (SQFT) to measure your area, you would now need to choose between two options:
RSF (Rentable Square Feet):
The total area measurement. It includes the usable areas as well as the space and property’s common areas.
USF (Usable Square Feet):
The actual space capacity available for a tenant's use, excluding common areas.
If you are using the Metric system (SQM) to measure your area,, you would now need to choose between two options:
GROSS:
The total area measurement, expressed in square meters, includes both the usable areas and the common areas of the space within a property.
NET:
The actual space capacity is in square meters, available for a tenant's use. This measurement does not include the common areas.
Select the option that will most accurately reflect your area measurement.
In Property Projects, the area fields will appear preloaded. You may go back to your Space set up and modify the Stated Space Area, this will be the number that will appear on your report.
For Independent Projects, you’ll need to enter an area number in the Space info step. This number will also appear on your report.
