How Space Utilization Analytics are Calculated

Updated over 3 months ago

The Space Utilization Analytics feature provides insights into how efficiently spaces are allocated in your floor plans. This includes metrics like area per employee seat, room type ratios, and overall space efficiency, displayed through intuitive visuals like heatmaps and density graphs.

Key Metrics Explained

  1. Circulation Area: The system identifies circulation zones and calculates their area. These spaces are excluded from other room-specific area calculations to ensure accuracy.

  2. Net Internal Area (NIA): It is measured to the inside face of a room's walls. The net floor area does not include accessory areas or structural elements.

  3. Employee Area Metrics

    • Overall Area per Seat: The total NIA divided by the number of employee seats.

    • Work Area per Seat: The area of immediate surroundings assigned to work zones divided by the number of seats in that zone.

  4. Room Ratios

    • Meeting Rooms: Ratio of employee seats to meeting rooms.

    • Phone Booths: Ratio of employee seats to phone booths.

    • Break Areas: Square meters of break spaces per employee seat.

  5. Space Utilization Score: Combines various category scores (workspace, conference, social, and subsidiary areas) normalized and weighted for an overall efficiency rating.

Visual Representations

  • Heatmaps: Highlights density variations:

    • Warmer colors (red/orange) indicate high congestion.

    • Cooler colors (blue/green) signify underutilized spaces.

Why These Metrics Matter

These calculations help you:

  • Identify overused or underutilized spaces.

  • Support data-driven decisions to optimize employee satisfaction and productivity.
