Step 2 - Floor Info

Floor Info is the second step of the floor planning process. Add the existing details to set the foundations for the planning process.

Once you reach the Floor Info step, you typically begin by filling in the Floor Details. However, there is an expectation if you initially selected the Tenant-specific planning–Detailed program. In this case, you will first need to choose between the following two options:

  1. Single Floor - Continue with the default option and design a single floor in a building based on one file–preferably a vector file.

  2. Multi Floor - Tap the multi-floor button and create multiple floor plans within a building, each floor based on its own file–preferably a vector file.

Note:

  • If you wish to submit a multi-floor plan, you will first need to make sure you select the Tenant Specific-Detailed program right after you tap Start a Test-Fit.

  • Multi-floor planning is practical when planning several floors in one building for a single customer. However, if you are planning two floors for two different clients, consider using the single floor plan. You can then duplicate the project and make the necessary customizations for each client individually.

Floor Info for a Single Floor Plan

Floor Number:

Providing the floor number is mandatory as it specifies its location in the building.

Floor Plan Files (CAD/PDF):

Uploading the floor plan file is mandatory to set the framework for your specified needs.

Notes:

  1. qbiq will Test-Fit one floor at a time. For multi-floor Test-Fits, duplicate this project and specify a program for each floor separately.

  2. We recommend uploading a vector file. Using a non-vector file is applicable but may require extra processing time, subject to conversion and reproduction transformations.

Once uploaded, the floor plan image will appear on the right-hand side of your screen. Use the toolbar features to mark the main utilities and structure the essential changes.

Toolbar Features:

Partial Floor:

This allows you to determine which part of the floor will be planned by qbiq. Selecting the Partial Floor button will turn your mouse cursor into a pencil. Click once on the point where you want to start marking. Move the pencil to draw the red line to the desired second point, then click again. Continue to the following points to complete the marking of the partial floor.

Outdoor Space:

Use this tool to designate the building's outdoor surroundings–gardens and public areas. Select the Outdoor tool, and the trees icon will follow your mouse cursor for easy placement wherever necessary.

IT Room:

Click the IT Room tool. The IT icon will move with your mouse cursor. Place the icon wherever you want to station the IT room. Make sure it stands in line with the building’s regulations.

Pantry:

Click the pantry tool. The Pantry icon will move with your mouse cursor. Place the icon wherever you want the pantry to be located. Ensure it meets the building’s regulations, as it requires a connection to plumbing.

WC:

Select the WC tool. The WC icon will move along with your mouse cursor. Place the WC icon for the bathroom's location. Add markings if needed. Ensure it meets the building’s regulations; some may determine that bathrooms are non-removable.

Interior Stairs:

If you are planning more than one floor, connect the floors internally with a flight of stairs. Select the Interior Stairs tool. The Interior Stairs icon will move along with your mouse cursor. Place the icon wherever you want the staircase located. Make sure to check the building’s regulations before planning interior stairs.

View:

Select the View tool. The View icon will move along with your mouse cursor. Place the icon to mark the floor’s open-view facades. Specifying the view helps in planning the floor’s natural light resources.

Main Entrance:

Select the Main Entrance tool. The Main Entrance icon will move along with your mouse cursor. Place the icon wherever the main entrance should be located. Although using the Main Entrance tool is not customary, marking it is significant, as some buildings offer several entries to each floor. Also, the main entrance will dictate the reception’s location.

Keep Room:

This tool allows you to mark a room you want to preserve. Select the Keep Room tool. The Keep Room icon will move along with your mouse cursor. Place the icon in the room you want to keep.

Keep All Interior Walls:

Tick the box to keep the interior walls’ structure. Use this feature if the building’s regulations do not approve of internal structural changes or if the internal divisions meet your client’s needs.

Note:

Keeping the interior walls does not mean you cannot add new interior walls or modify the floor plan with other features in this step or the following ones.

How do you calculate your area?

This section requires the calculation of the floor’s usable space. Traditionally there are two methods to calculate the area:

  1. The floor’s total area, including the shared spaces and common areas.

  2. Only the floor's available spaces for the tenant's use and do not include any common areas.

If you defined Imperial SQFT as the measurement unit in the first step–Building Info, you would now need to choose between two options:

RSF (Rentable Square Feet):

The total area measurement. It includes the usable areas as well as the floor and building’s common areas within a building.

USF (Usable Square Feet):

The actual space capacity available for a tenant's use, excluding common areas.

If you defined Metric SQM as the measurement unit in Step 1, you would now need to choose between two options:

GROSS:

The total area measurement is in square meters. It includes the usable areas as well as the floor and building's common areas within a building.

NET:

The actual space capacity is in square meters, available for a tenant's use. This measurement does not include the common areas.

Area:

Type the exact measurement number according to the calculation method you selected in the previous section. Remember, this number must be accurate.

Once you complete the Floor Info Step, tap Next to continue to the qbiq wizard’s third step– Program. Alternatively, tap Save Draft to pause the process and resume it later. The project will be saved in My Test-Fits on your qbiq Plan’s home screen.

Floor Info For Multiple Floors:

Important: The multi-floor planning feature is currently in its Beta phase. We are actively working to enhance and refine it, and your valuable feedback is highly encouraged and appreciated.

Floors Number (2):

You are required to add each floor number that will be planned. At a minimum, you should provide details for two floors; otherwise, consider opting for the Single Floor option.

Note:

Ensure accurate representation of floor tiers rather than counting from the ground. For instance, if you are planning for three floors on the 7th, 8th, and 9th levels of a building, please submit them as 7, 8, and 9, not 1, 2, and 3. It is important as each floor will receive its unique 2D floor plan.

Select your reception floor:

The reception floor is the anchor of the multi-floor planning:

  • It determines where the main entrance and the reception are located.

  • The 3D Tour showcases only the reception floor in a multi-floor design.

As a default, the system places the reception on the lowest floor. However, you can choose a different floor in this section.

How do you calculate your area?

This section requires the calculation of the floor’s usable space. Traditionally there are two methods to calculate the area.

Once you have successfully added the floor numbers, determined the reception floor, and chosen the area calculation format, tap the Next button. You will then need to add specific details and files for each floor individually.

Floor Details

  • Single Floor Plan Files - Upload the most recent 2D floor plan. Please ensure you upload the file that matches the correct floor number. We recommend submitting a vector file to avoid potential extra processing time.

  • Mark Utilities - Use the toolbar on the right-hand side of the screen to mark the current utilities on the uploaded floor plan. You can label essential elements such as the main entrance, IT rooms, pantry, WC, interior stairs, and window views. Additionally, you have the option to mark specific rooms and interior walls that you want to preserve. If you only want to modify a part of the floor, use the Partial Floor tool to mark the exact area.

  • Area - Type the exact measurement number according to the calculation area method you selected initially. Remember, this number must be accurate. Remember, that the measurement you enter refers to a single floor in the multi-floor plan.

Once you complete the specific floor details, tap Next and proceed to repeat the same actions for each subsequent floor, which includes uploading floor plan files and entering the area measurement.

When you conclude uploading files and setting the area for all the floors, tap Next to advance to step 3 – Program.
